Find and hire an agent or a Team who truly has great people skills and is going to be available whenever they are needed.
Undertake any home improvement projects your agent and you decide are appropriate, prior to listing your home.
Undertake any Inspections you and your agent agree are worthwhile ordering prior to listing. A home Inspection is the most common.
Go through comparable properties and decide on a list price and date and then sign all the necessary paperwork so your agent can represent you.
Fill in a detailed Seller’s Disclosure and review and sign the Estimated Seller Proceeds prepared by your agent.
Place your agent’s supra box on your front door and place a key inside it.
Tidy, clean, and de-clutter your property to make it ready to be photographed and potentially join your agent to help guide the photographer.
Allow your agent to place a For Sale sign out the front of your property and review any printed or social media marketing materials created by your agent.
Review your home’s MLS and 3rd party (like Zillow) Listing after your agent has created it, complete with a description of the property and the 25 best photos.
Agree with your agent to a process for confirming showing requests. You can confirm via text.
Make sure your house looks as good as possible for an Open House on the first Sunday after you list.
Once you receive an offer(s), review them with your agent and decide which buyer(s) to negotiate with. Consider their financials.
Settle on an offer that works for you in terms of price, seller’s credit, deposit amount, down-payment, loan type and settlement date and go Under Contract.
Fill in all the necessary paperwork so that title can order all the necessary documents such as mortgage payoffs, Use and Occupancy and Tax Certs.
Make sure your agent lets you know when Title receives the buyer’s earnest money and option money.
Allow the buyers to conduct an Inspection on your property. Neither you, nor your agent should plan on being there!!
Review the Inspection Report and Reply to Inspection that they send you and negotiate any items they want repaired or seller’s credits they are asking for.
Sign an official Change In Terms Addendum with the repairs and or credit and or any other changes to the Agreement.
Allow the buyers’ appraiser to conduct an appraisal on your property. Neither you, nor your agent should plan on being there!!
Sign an updated seller’s estimated costs sheet prepared by your agent now that the final numbers have been agreed upon.
Deal with a third negotiation should the home not appraise for value.
Hire contractors to undertake any requested repairs prior to the deadline agreed upon with the buyers.
Follow any directions from the Title company.
Schedule a moving company so that your home is completely empty prior to the final buyer’s walk-through.
Either sign a deed package prior to closing or settle on your home sale at the closing run by the Title company.
