28 Steps to Home Buying

Buying your home should be fun and exciting!

Buying a home, whether it’s your first or 21st, can be an intimidating process. Our goal is to help you enjoy it by making it seamless, transparent and stress free. Below are our 28 steps to home buying.  (Don’t worry we will take care of most of them for you)

Choose an agent or team who is going to put your needs first. (pssst, we have the best Broker and Luxury Realtor for you.)

Talk to a lender and get pre-approved so you fully understand your purchasing power and ongoing monthly budget (We can refer you to some of the best in San Antonio).

Have your agent set you up on a search to give you access to the MLS and see properties that match your criteria.

Sign representation agreement electronically, to allow your agent to officially represent you.

Go to private showings with your agent to choose the perfect house.

Review the seller’s disclosure, comparable properties and a preliminary buyer’s estimated costs sheet prepared by your agent.

Have your agent prepare an offer with all the necessary paperwork, including your preapproval letter from the lender, and submit it to the Listing agent once signed.

Negotiate with the seller and Listing agent and settle on a sales price and potential seller’s closing cost assistance.

High Five once you go under contract on your dream house. (This step is VERY important!)

Inform your lender that you have gone Under Contract and begin the official application process.

Make sure to read the email we will send you titled: “Roadmap to your new home: Allow me to guide you home”.

Deliver option and earnest money and have title open escrow.

Your Title company will prepare a Title Insurance policy for you. The Title company will organize and run the settlement.

Follow the recommendations we will send you via email titled “Here are a few What to Do — And What Not to do to remember while you’re buying your new home!”.

Talk to an Insurance representative to get yourself an amazing deal on bundling Home and Auto Insurance. (Spoiler alert – we have an AMAZING guy)

Schedule an Inspection – Home, Termite and potentially Septic are the most common.

Attend the Inspection and learn about your new home and within 24 hours, receive a detailed Inspection Report.

Negotiate with the seller and Listing agent on the repairs and or credit if needed. Come to an agreement or terminate the deal and have your deposit refunded.

Prepare an official Change in Terms Addendum with the repairs and or credit and or any other changes to the Agreement.

20

Sign an updated estimated buyer’s estimated costs sheet prepared by your agent.

Make sure your lender has all the documentation he needs and have ordered the appraisal and that the home appraises for value prior to the Appraisal Contingency Deadline.

Select a home warranty company for peace of mind.

Follow all directions from the Title company and from your lender in the weeks leading up to settlement.

Review the Final Closing Disclosure that the Title company will send you.

25

Attend a walk through with your agent to see the property once the seller has removed all of their furniture and belongings.

Settle on your new home at the closing run by the Title company.
